Planning Strategy:
A vibrant mix of uses on the former US Post Office Annex site is essential. Given that the site has prominence as a gateway to University City, a link to Center City, and is bordered by some of the most heavily trafficked routes in Philadelphia, the highest architectural, urban design, and planning standards should be used in development.

Program:
Design of the Post Office Annex site development proposes two mixed-use towers fronting on Walnut and Chestnut Streets, and a parking garage with street-level retail in the middle of the block.

  • The Cira Walnut Tower will offer mixed use office, retail, and potentially housing.

  • The Cira Chestnut Tower will provide housing and potential retail along Chestnut Street.
    Completion: Tbd
  • The parking garage provides 1600 spaces reserved for the IRS tenants of the main building (formerly the Post Office), as well as new street retail space, with possibility for expansion of parking to support other ongoing development.
    Completion: Fall 2010
